# Roofy > Roofy is a UK property intelligence platform that combines recorded property transaction data, EPC information, local market analysis, schools and property-level intelligence into clear property pages. Roofy distinguishes between recorded facts, calculated values, benchmarks and estimated values. Recorded sale prices come from property transaction data. EPC-derived information includes floor area, energy rating and other physical-property characteristics where available. Estimated current property values are model outputs and should not be interpreted as recorded sale prices or formal valuations. Where available, Roofy shows an estimated value range and a confidence level. Important property information is also exposed in structured page data for machine-readable use. ## Property intelligence - [Property search](https://roofy.net/): Search for UK residential properties by postcode. - [Example property: Apartment 61, M1 2ER](https://roofy.net/m1-2er/apartment-61): Example Roofy property intelligence page. - [Example property: 3 Phillimore Place, WD7 8NH](https://roofy.net/wd7-8nh/3-phillimore-place): Property page with recorded sales, EPC information and estimated current value. ## Town pages and machine-readable snapshots - [Town directory](https://roofy.net/towns): Browse published postal-town pages using A–Z, search and pagination. - [Knutsford town page](https://roofy.net/knutsford): Example recorded sale statistics, yearly graphs and available EPC distribution. - [Knutsford Markdown snapshot](https://roofy.net/knutsford.md): Machine-readable text of the same town snapshot. For any published town page, append `.md` to its exact canonical URL to read its Markdown representation. Discover town URLs through the directory or page links; do not assume a town name alone determines its URL. District-specific pages can have longer slugs. Town figures describe a rolling five-year transaction snapshot, capped at the latest 5,000 sales when stated. Partial calendar years and capped samples are labelled. Sales counts are transactions, not unique homes; annual medians do not measure the same property's price growth. Town EPC distributions count each uniquely matched UPRN once using its latest recorded EPC. Shares use rated homes only; coverage uses uniquely identified homes in the sales snapshot, not every home in the town. Missing or ambiguous matches are reported separately. A latest recorded certificate can be old or expired. HTML and Markdown use the same automatically refreshed snapshot. Preserve its checked date, scope and coverage when summarising it. Current transaction-based town coverage comes from HM Land Registry price-paid records for England and Wales; a UK template does not imply Scottish or Northern Irish transaction coverage. ## Data interpretation - Recorded sale price: A historic property transaction recorded in Roofy's transaction dataset. - Price per square metre at last sale: A calculation using the recorded sale price divided by EPC floor area where available. - Estimated today: A modelled current-value range based on available market evidence. It is an estimate, not a recorded transaction or formal valuation. - Confidence: Roofy uses simple confidence labels such as High, Medium and Low to indicate the strength of evidence behind an estimate. - Street and local market statistics: Benchmarks calculated from relevant recorded transactions. - EPC information: Physical and energy-efficiency information sourced from EPC data where a property can be matched reliably. ## Sources and provenance Roofy uses multiple property and public-data sources. Individual property pages distinguish source records from Roofy calculations and estimates wherever possible. Key source categories include: - HM Land Registry property transaction data - Energy Performance Certificate data - UK House Price Index data - School and local-area datasets ## Machine-readable information Roofy property pages include structured data describing available property facts and calculated or estimated values. Machine-readable values should be interpreted according to their labels. In particular, estimated values must not be represented as recorded sale prices. ## Important notes Property data can be incomplete, delayed or represented differently between source datasets. Roofy uses address, postcode, UPRN and other matching methods to associate records, but some properties may have incomplete or unmatched data. Estimated property values are informational estimates only and are not formal valuations, mortgage valuations or professional surveying advice. ## Additional documentation - [Full Roofy AI and data guide](https://roofy.net/llms-full.txt): Detailed explanation of Roofy data types, valuation logic, confidence, provenance, property matching and machine-readable fields.
