Property intelligence, explained clearly.
Roofy is designed to help people understand a property and its local market before they buy, sell or invest. We bring together property sales information and turn it into simple, useful market context.
What Roofy is
Roofy is an independent property intelligence website. Our aim is to make useful property and local-market information easier to understand.
Roofy is not an estate agent and does not currently provide formal property valuations, surveys, mortgage advice or legal advice.
Where our property sales data comes from
The property sales history currently shown by Roofy is based on HM Land Registry Price Paid Data for England and Wales.
This dataset contains information about qualifying residential property transactions, including the sale price, sale date, property type, tenure indicator and address information recorded for the transaction.
How Roofy currently calculates market intelligence
Latest sale
The latest recorded transaction for a property is taken from the sales history available in the Price Paid Data.
Street intelligence
Roofy's current street comparison looks at sales within the same postcode and street, for the same broad property type, over the last five years. The subject property itself is excluded from the comparison.
We calculate the median sale price of those comparable transactions and compare the property's latest recorded sale price with that median.
Postcode sector intelligence
Roofy also looks at recent sales of the same broad property type within the property's postcode sector over the last five years, again excluding the subject property.
We compare the street median with the postcode-sector median to give useful local-market context.
Sample-size safeguards
Where there are very few recent comparable transactions, Roofy labels the result as limited or insufficient data rather than presenting a strong conclusion.
What these figures mean — and what they do not mean
Roofy's current market comparisons are based on recorded sale prices. They are intended to provide context, not a precise estimate of what a property is worth today.
Properties with the same broad property type can still differ significantly in size, condition, bedrooms, floor area, plot size, lease terms, renovations and other characteristics.
A property being above or below a recent street median does not by itself mean that it is overvalued or undervalued. It simply describes how its latest recorded sale compares with the recent transactions used in the calculation.
Data timing and limitations
Property transaction information can take time to appear in official records, so the most recent sales may not always be visible immediately.
Public datasets can contain missing, amended or unusual records. Roofy aims to process the information accurately, but users should independently verify important property information before making financial or legal decisions.
When was Roofy's data last updated?
Roofy regularly checks and imports official property data. These dates are retrieved automatically from our update records.
An update date indicates when Roofy checked or imported data. Property sales and certificates can become available after the original event date.
More data is coming
Roofy is being developed to bring additional property and area intelligence into one report. Future data may include energy performance, schools, environment, transport, flood information, crime, broadband and other useful property-related indicators where suitable data and licensing allow.
We will explain the source and methodology for new information as it is added.
